HOW TO PREVENT MOLD


Practical, Year-Round Tips from New York’s Article 32-Licensed Mold ExpertsMold only needs three things to thrive: moisture, warmth, and an organic food source (like wood, drywall, or dust). The good news? By controlling moisture and improving airflow, you can stop mold before it starts — no matter if you’re in a humid New York summer or a damp basement during winter.


Key Prevention Steps 

  • Keep indoor humidity below 50% year-round. Use dehumidifiers in basements, crawl spaces, and bathrooms, and empty them regularly. An inexpensive hygrometer ($10–20) lets you monitor levels accurately.  
  • Fix leaks immediately — roofs, windows, pipes, and appliance hoses. Even small drips behind a washing machine or under a sink can create hidden mold colonies in days.  
  • Run bathroom and kitchen exhaust fans (or open a window) during and for at least 30 minutes after showers and cooking. Make sure fans vent to the outdoors, not into the attic or soffit.  
  • Dry water-damaged areas within 24–48 hours. Use fans and dehumidifiers after any spill, flood, or leak.  
  • Clean and maintain gutters and downspouts so water is directed at least 5–10 feet away from the foundation. Grade soil to slope away from the building.  
  • Insulate cold surfaces (pipes, exterior walls, windows) to prevent condensation, especially in winter.
